Brock Point ARC Request Form

Should I or should I not submit a ARC form for changes to my home exterior?  Answer: Yes

Although each HOA (including Brock Point) has their own specific guidelines and rules about what is allowed and not allowed in a community, if you want to change the exterior of your home in any way (this includes your grounds), always submit an ARC Request and keep your approval letter on file for the future.

 

Situation 1: Homeowner wants to plant a flowery dogwood tree in their front yard. They do NOT submit an ARC Request. 5 years later, a new HOA Board decides, because of the smell, they do not want the tree in the community any more. They send a violation letter to the homeowner for not submitting an ARC Request for the tree and require the homeowner to cut it down.  Homeowner has to cut the tree down.

 

Situation 2: Homeowner wants to plant a flowery dogwood tree in their front yard. They submit an ARC Request to their Board. The Board approves it. 5 years later, a new HOA Board decides they do not want the tree in the community any more. They send a violation letter to the homeowner for having the tree – the Homeowner provides their HOA ARC Approval Letter and gets to keep their tree!

 

Always submit an ARC Request….even if you think it’s not necessary. ARC approves are designed to keep property values up and also protect you from HOA issues (in the future).
